I found this interesting and thinking back on before I was in real estate,
how many of these things I was not aware of.

on, really? In the news broadcast they refer to a bad client as a seller
who refuses to stage a home – please. Use the D.C.P. formula. De-clutter,
Clean and Paint. I sell my properties in San Jose, CA with multiple offers
and often over the asking price. And my clients don’t ever stage their
properties. I still love my clients! They are not bad clients. The program
also pointed out that these bad clients overprice their homes. Hello, is it
just me or do most people want more money when they go to sell real estate?
Of course sellers want more money. It’s only natural to want more. They are
not bad clients, they are sellers who want to try and get more if they can.
Everyone wants more money for their home AND everyone thinks their home is
extra special and worth more than the comparable sale down the street. If

accountable to a code of ethics. I hate hearing these stories of deceptive

I don’t know if this is happening in US only… I know real estate boards
in Canada are very tough… they will make you take the listing out as soon
as the house is sold… and cannot list a house in MLS without valid
contract… Other thing, the city will give you notices if the sold sign is
here more than 2 weeks and end up with big fine… Real estate in Canada is
Get yourself an older agent with trouble remembering things. He won’t ever
lie to you. Reason? He’d have to remember what lie he told so he won’t
want to not tell the truth. Or he is one of the ethical ones to start
with. Any business has morally deceptive people though, so watch out in
any purchase of anything.
By the way, I have shown many houses to buyers whose name I didn’t learn
till we had to write it on the offer. Just a bad short term memory. So

well again, no one wants to talk about the horrible fees the real estate
agents have to pay which creates the whole unethical mess to begin with.
If your agent owes his/her office 10K in fees, this built in conflict means
your agent will sell you out for a lower price as the agent needs that
commission to pay fees to keep his/her license. As a top producer myself,
my experience is that Realtor brand real estate is a really crappy business
with all profits going upstairs to the Monopoly Listing Service
I don’t do open houses. There are much better ways to find a buyer than
this. If somebody is qualified to buy a home, they are going to make an
appointment and come see the property anyway. Safety is another issue (for
my clients and myself.) I’m also not interested in using my client’s home
as a means for me to generate buyer leads, that would be unethical and not
in the best interest of my client.
Bad clients? Not willing to stage? Please. Bad clients are those who lie to
you about delinquent taxes, HOA dues and shoddy repairs. It all comes out
in the wash, so you shouldn’t bother lying. Likewise, home owners that
refuse to stage the home, clean the home, make repairs, or price
appropriately won’t get listed by me.
